A 48-unit apartment community in the Galleria area needed a complete roof replacement. The existing 20-year-old TPO membrane had multiple leaks, and the 2025 hurricane season had caused extensive damage. The challenge: the building was 100% occupied.
The property manager's biggest concern was tenant disruption. No one wants construction noise, dust, and workers on their roof while they're living below. We developed a plan to minimize impact on residents while completing the roof replacement on schedule.
Week 1: Material delivery and staging. We coordinated with the supplier to deliver the new TPO membrane, insulation, and flashing materials to a staging area that didn't block tenant parking. Tenant notification letters sent 7 days before work began.
Week 2-3: Roof tear-off and installation. Work hours: 8am-5pm Monday-Friday only. No weekend work. No work before 8am. Crews worked in sections — never more than 1/4 of the roof exposed at any time. This meant if rain came, we could tarp the exposed section quickly.
Tenant Communication: Daily updates posted in the leasing office. Property manager notified 24 hours before work would occur above any specific unit. Tenants were given the project manager's direct cell number for any concerns.
Noise Management: The noisiest work (tear-off) was scheduled between 10am-3pm when most tenants were at work. We used electric tools instead of gas-powered where possible to reduce noise. No heavy equipment on the roof before 9am.
Result: Roof replacement completed in 3 weeks with zero tenant complaints, zero lease violations, and zero insurance claims. The property manager received a 20-year manufacturer warranty on the new roof. Total project cost: $145,000 ($3,020/unit).
