When Hurricane Beryl hit Houston in July 2024, a 150-unit apartment community in northwest Houston took a direct hit. The property suffered roof damage, blown-off siding, broken windows, and water intrusion in 23 units. The property manager called Tell Projects at 6am the morning after the storm.
Our emergency response team was on-site by 8am. The first priority was securing the building: tarping the damaged roof sections, boarding up broken windows, and shutting off gas to units with damaged lines. We had 8 crew members on-site within 2 hours.
Phase 1 — Emergency Securing (Day 1-3): Tarped 4 roof sections (12,000 sq ft total). Boarded up 18 broken windows. Secured 3 damaged exterior doors. Removed fallen trees from 2 buildings. Conducted safety inspection of all 150 units — 23 flagged for water damage, 4 flagged as unsafe for occupancy.
Phase 2 — Insurance Documentation (Day 2-7): Photographed every damage item. Wrote detailed damage reports. Coordinated with the insurance adjuster on-site. Submitted preliminary damage estimate: $385,000.
Phase 3 — Repairs (Week 2-8): Roof: replaced 4 damaged sections (12,000 sq ft TPO membrane). Siding: replaced 2,400 sq ft of damaged vinyl siding. Windows: replaced 18 windows with impact-rated units. Interior: drywall repair and replacement in 23 units, carpet replacement in 8 units, mold remediation in 3 units.
Result: All repairs completed in 8 weeks. Insurance covered $340,000 of the $385,000 total. All 150 units back to occupancy. Property manager said the fast emergency response prevented an estimated $200,000 in additional water damage.
